By real estate data in Belgium we mean all the structured information needed to identify, describe and value a Belgian property. It is the combination of administrative registers, energy performance certificates, cadastral information, georeferenced point clouds, public market statistics and the public listings available at any moment on the major Belgian portal sites.

Only when all these public sources are linked together via a stable identifier (at Taxon: the CapaKey, supplemented with a geo-coordinate and an internal property ID) does a workable Belgian real estate data platform emerge, one that can feed an AVM model, build a reference list or draw a price map. Important: Taxon explicitly claims no access to notarial sales transactions, and does not use cadastral income as a basis for calculating market value.
Anyone who has ever tried to build a property API for the whole of Belgium knows that the challenge is not too little data, but too much fragmentation. When it comes to property, Belgium is administratively the most fragmented country in Europe. Anyone who wants to scrape, integrate and validate everything on their own is looking at months of engineering work per region.
The energy performance certificate is called EPC in Flanders, PEB in Wallonia and EPB in Brussels. The same insulation value yields a different label in each region, because the calculation formula differs per region. The same applies to planning permits, to the electrical inspection, to the soil certificate procedures (OVAM versus Bruxelles Environnement versus SPW), and even to the definition of a "dwelling" for tax purposes. Anyone who wants to offer EPC data has to unlock three different open data sources and map them to one consistent label system.
Belgian real estate data comes in Dutch, French and sometimes German. A "gewoon huis" (ordinary house) in Flanders is called a "maison ordinaire" in Wallonia; an "appartementsgebouw" (apartment building) becomes an "immeuble à appartements". A platform that wants to offer one real estate data API has to map those language variants to one canonical data model, and conversely be able to render them again in the right language for the end user. The same goes for public listings on Belgian portal sites, which are published in two language versions in parallel.
The Belgian cadastre (AAPD) does not publish in real time, and many commercial providers sell access to fragments of the market. Cadastral income (KI), for example, is not a market value: it is a notional rental value that in many cases has not been revised since 1975. Anyone who uses KI as the basis for a market value will systematically arrive at wrong results; that is why Taxon uses KI purely as a descriptive characteristic, never as a basis for calculating a valuation. Good real estate data in Belgium requires a continuous enrichment and validation process on public listings, EPC and cadastre.
Taxon was built from the practice of sworn valuers and is today one of the most complete Belgian property platforms based on publicly available data. We normalise the public sources above into one data model and make them available through four key products. At the centre of that data model is the federal CapaKey as the stable property identifier, supplemented with our own Taxon property ID, which also works for newly split parcels or new builds not yet assigned in the cadastre.
Every data layer is continuously enriched from public sources: public listings from Belgian portal sites are monitored daily, EPC certificates are retrieved from the open data of the three regions, and the orthophoto and LiDAR sources are refreshed annually. All data is versioned: via the API you can query which version of the data model was used for a specific valuation, which is crucial for audit trails at banks and sworn valuers.

For every query, the Taxon AVM returns a transparent confidence interval that indicates how robust the valuation is for the specific property. For common residential property with enough comparable listings in the neighbourhood, that interval is usually narrow; for atypical property or regions with few listings, the interval widens and the API flags this explicitly. Taxon data covers residential property (single-family houses, flats, studios, villas), building plots and a large part of semi-commercial property (retail premises with living quarters, small offices). For purely industrial or highly atypical property, the confidence interval widens; the API then flags this explicitly so that a professional valuer stays in the loop.
